What is a home inspection?
Having a home inspection conducted means hiring a professional to look at readily accessible systems and components of a property. A home inspector professionally examines elements such as the roof, exterior, structure, interior, heating and cooling, insulation and ventilation, plumbing, along with electrical components and fireplaces. The inspection includes testing of the installed components by using their normal operating control. The inspector identifies things which are unsafe, inoperative, or have reached the extent to which they can operate efficiently. Subsequent to conducting extensive testings, the inspector writes a report on the condition of the above-mentioned elements, emphasizing the deficiencies which may alter your decision as to whether or not to purchase the property.
Who requires a home inspection?
Home buyers, to the highest extent, require an inspection of the property in which they are interested. Those interested in selling homes are advised to book an inspection so that they may be able to correct the indicated deficiencies before the property is placed on the market. Moreover, a home inspection would be highly beneficial for owners living in a new property whose warranty has yet to expire; in this case, an inspection would allow the owner to rightfully make any necessary claims while the property is still covered by warranty. Lastly, other home owners are advised to arrange a maintenance inspection every three to five years so that they may become updated on the condition of their property.
How long does an inspection take?
How long an inspection takes depends on the size and condition of the property. On average, however, an inspection takes about three hours.
Would you tell us whether or not the property is worth the price?
No. This is beyond the scope of an objective, impartial inspection. We would not put forth advice on whether to buy or not buy a property. We will, nonetheless, provide you with highly accurate information about the condition of the property, which would ultimately allow you to make the right choice.
Who is paying for the inspection and when should they pay?
In a pre-purchase home inspection the buyer normally pays for the service. Payment is due immediately after the inspection has been completed. Accepted forms of payment are cash or cheque.
Are you insured?
Yes. We carry error and omission coverage, as required by the Ontario Association of Home Inspectors.
When can we book an inspection?
We conduct inspections seven days a week from 8 A.M. to 9 P.M. For evening inspections we must start at least one hour before dusk in order to have enough time to inspect the roof and exterior of the house. We suggest you book your inspection as soon as you place your conditional offer on the house.
